Two generations, one licence number, and a deliberate decision not to get any bigger than we can supervise.

Who we are

A building company that is still, structurally, a small business.

Ray Brayford put his licence up in 1994 doing bathrooms and pergolas on the Lower North Shore. The first commercial job came in 2002 — a tyre workshop in Artarmon — because a client from a kitchen renovation had bought a building and didn’t know who else to ring.

His son Tom, a carpenter who’d spent six years with a tier-two builder, took over the licence in 2009. The business has roughly tripled since, which sounds impressive until you learn it means eighteen people instead of six.

That number is on purpose. We run three site managers, and we cap what each of them carries. When we’re full, we say so and hand you two other builders’ numbers. It costs us work every year and it’s the single reason our clients keep coming back.

How it went

1994

Ray Brayford takes out licence 000000C. Bathrooms, decks and pergolas, Lower North Shore.

2002

First commercial contract — a tyre workshop in Artarmon, won on a referral from a kitchen job.

2009

Tom Brayford takes over as director and nominated supervisor. Ray stays on the tools until 2016.

2014

ISO 9001 certification, and the first full-time construction manager hired.

2018

NSW Government prequalification to $12m. ISO 45001 follows the next year.

2025

186th project completed. Eighteen staff, three site managers, same licence number.

Carpenter by trade, 22 years in the industry. Prices every commercial job himself and walks every handover.

Came up through formwork. Runs the structural jobs and is the reason the Gladesville slab sequence worked.

Runs inductions, SWMS review and the internal audits. Has stopped our own jobs twice, which is the point of the role.

How we work

Three habits, not a values statement.

Bad news travels fastest

If something's gone wrong you hear it the same day, before we've worked out what it costs us. Clients forgive problems. They don't forgive finding out late.

Price the risk, don't bury it

A proposal with everything allowed for is more expensive than one that isn't, and cheaper than one that isn't by the time it finishes. We'll show you the difference in writing.

Leave the site clean

Every day, not just on inspection day. It's the cheapest safety measure there is, and it's the first thing a neighbour judges you on.

Certificates of currency go out with every proposal, whether you ask or not.

Working here

We take two apprentices a year and we keep them.

Eleven of our eighteen staff started with us as apprentices or first-year cadets. If you're a carpenter, a site manager or you're looking for a fourth-year placement, send us something — even if nothing's advertised.
